A buyers agent works directly for you - the prospective buyer looking to purchase a property or home. Independent of real estate companies, Conchita's in-depth knowledge of the community is the key to finding properties that are not listed.
As a trusted member of the community people will often tell her that they have a property they want to sell. But they don't want a sign and they don't want it advertised.
For this reason, Conchita doesn't post photos of properties. If you are serious you have to visit the region and inspect the properties firsthand. Potential buyers are expected to inform themselves about the fidecomiso "trust agreement" system by which foreigners can buy and own land within 50 kilometres of the coast.
Conchita also pre-qualifies potential buyers very carefully. So be prepared to answer a number of questions about location, type of house, lifestyle, price range and if you would be interested in building. A design build service is available.

It is also important that prospective buyers understand the "trust agreement" (fidecomiso) process for owning property. In short, the Constitution states that foreigners cannot own land within 50 km of the coast or border (frontier). A few years ago the government established a process whereby a bank owns the land in trust for the buyer. The fidecomiso can be sold to other foreign buyers and your children can be designated as beneficiaries.
